This project upgrades the unused rear part of the property by adding two modern and fully independent ADUs. The main four-unit house stays as it is, while the new design brings fresh value through clean architecture and smart use of space.

Scope of Work

• Relocate the existing garage toward the front of the property.
• Construct Rear ADU 1 at the first-floor level behind the garage.
• Build ADU 2 as a second-story unit above the new garage and ADU 1.
• Integrate new plumbing and electrical systems for both units while maintaining separation from the main house systems.

Architectural & Exterior Details

The new ADUs are designed with a stucco exterior finish in a light beige color, giving the structures a clean, warm, and contemporary appearance that blends well with the surrounding neighborhood. Circulation areas, balconies, and green pockets around the ADUs are planned to provide natural light, ventilation, and visual openness.
Site elements—including CMU walls, steel fencing, and clearly defined driveways—are organized to ensure privacy, durability, and easy access for residents.

Interior Planning & Systems

Each ADU is designed with efficient interior layouts featuring:
• Open living areas with optimized natural lighting
• Comfortable bedrooms with smart mechanical ventilation
• Modern kitchens equipped for full-time residential use
• Independent HVAC mini-split systems
• Dedicated tankless gas water heaters (200,000 BTU for ADU1)
• Updated electrical systems compliant with current building codes, including LED lighting, GFCI outlets, exhaust fans, and panelboard upgrades

The planning ensures that both units operate as fully independent dwellings with safe, code-compliant mechanical, plumbing, and electrical installations.

Final Outcome

Our approach focuses on creating compact yet high-quality living spaces that feel modern, private, and comfortable. By building vertically and rethinking circulation around the garage, we increased livable area without overcrowding the site.
