This project focuses on upgrading existing underutilized spaces on a residential property by converting them into two fully independent Accessory Dwelling Units (ADUs). The existing main house remains unchanged, while the design introduces new residential units that improve site efficiency, functionality, and long-term value through thoughtful planning and clean architectural solutions.
Scope of Work
● Convert the existing first-floor garage into ADU 1.
● Convert an existing first-floor storage area into ADU 2.
● Upgrade mechanical, electrical, and plumbing systems to serve both new units independently
● Maintain existing parking areas and site circulation outside the scope of work.
● Provide separate access to the ADUs through the alley




Architectural & Exterior Details
The new ADUs use white stucco finishes that match the existing main house, creating a clean and consistent exterior appearance. Window placement, fencing, and paved walkways are designed to provide natural light, privacy, and clear, organized access throughout the site.
Interior Planning & Systems
Each ADU features efficient interior layouts with open living and kitchen areas, bedrooms, and code-compliant bathrooms. The units include independent mini-split HVAC systems, tankless gas water heaters, upgraded electrical panels, energy-efficient lighting, GFCI outlets, and required safety systems in compliance with current building and Title 24 standards.
Final Outcome
By reusing existing structures and transforming them into modern living spaces, this project delivers high-quality housing without increasing the overall building footprint. The design prioritizes efficiency, comfort, and compliance while enhancing the overall functionality and value of the property.
