This project revitalizes the underused rear portion of the property through the addition of two modern, fully independent Accessory Dwelling Units (ADUs). The existing four-unit main residence remains unchanged, while the new development introduces added value through efficient planning, clean architectural language, and thoughtful site organization.
Scope of Work
● Relocation of the existing garage toward the front of the property
● Construction of Rear ADU 1 at the ground-floor level behind the relocated garage
● Development of ADU 2 as a second-story unit above the new garage and ADU 1
● Installation of new, independent plumbing and electrical systems for both ADUs, fully separated from the main house infrastructure



Architectural & Exterior Design
The project features a light beige stucco exterior with a clean, contemporary character that blends seamlessly into the surrounding neighborhood. Carefully planned balconies, circulation paths, and landscaped areas enhance natural light, airflow, and spatial openness—an approach aligned with modern ADU in Los Angeles design standards. CMU walls, steel fencing, and defined driveways provide privacy, durability, and safe access.
Interior Planning & Building Systems
Each ADU is designed with an efficient, highly functional layout, including open living areas with strong daylight access, comfortable bedrooms with proper mechanical ventilation, modern kitchens, independent mini-split HVAC systems, dedicated tankless gas water heaters, and fully code-compliant electrical systems with LED lighting and GFCI protection. All systems operate independently to ensure safety and efficiency.
Final Outcome
By building vertically and rethinking garage circulation, the project increases livable area without overcrowding the site. The result is two modern, private, and comfortable units that respond effectively to urban density—reflecting FASTBUILD’s commitment to smart housing solutions and refined architectural execution.
